Tygerberg covered as national expansion gathers pace for Jawitz Properties

Jawitz Properties now has all the Northern Suburbs in Cape Town covered following the recent launch of a new franchise for the region.

Property veteran Judy Foster, who boasts over 20 years of experience in the industry, and her husband Hilton opened the new franchise in May 2023 to service the highly sought-after region of Tygerberg in the bustling Cape Town property market.

“The Western Cape remains the most active market in the country amid the unrelenting boom in semi-gration to the region which, together with the unparalleled value and lifestyle on offer, makes it an opportune time to launch this new business venture,” explains Manager and Co-Owner Hilton.

The couple moved to Johannesburg from Cape Town in 2020 to explore work opportunities after Hilton was retrenched just prior to Covid lockdown, but Hilton and Judy always aimed to return to their roots in the Northern Suburbs of Cape Town. However, this opportunity came sooner than expected.

“We saw an ad on Facebook from Jawitz Properties promoting franchise opportunities in the Western Cape as the business has embarked on an expansion drive,” continues Hilton.

“We have identified various opportunities in key metros and specific outlying regions. We are currently focusing our efforts to create a presence in these areas by attracting full status Estate Agents and Interns who want the security of their own businesses.

With Hilton’s experience in operations and Judy’s background and expertise in the property industry, the couple realised it was an opportunity they could not ignore.

“We immediately knew that partnering with the company was the right fit for us due to their ethics, values, professionalism and integrity,” explains Judy.

“The fact that it is still a family-run business is amazing, and the business has endured, which shows that they have a winning recipe,” adds Hilton.

The duo also met with a Jawitz Properties franchisee who operates in Roodepoort to get more information and insights.

“The franchisee also came from a corporate background like me. He responded to an ad in the newspaper and started his business. Seventeen years later he is still running his company, with his only regret that he did not start earlier. That affirmed our decision to join the Jawitz team,” explains Hilton.

After Hilton and Judy presented their business strategy and negotiated targets, a Jawitz realtor helped the couple sell their property in Johannesburg so they could relocate back to Cape Town.

According to Hilton, the biggest challenge in getting the business off the ground was finding suitable physical office space.

“We arrived in Cape Town in February and eventually found A-grade offices in the Parow North centrally located Business Park. It is a space in which we are proud to bring our team and our clients,” continues Hilton.

“We also received incredible support from Head Office and other franchisees from Kuilsrivier and West Coast, who were always available to answer questions and help out when we needed it.”

“We have also grown the team, hiring five Intern Realtors to help us manage this massive region, which includes 73 suburbs,” explains Judy. “We are extremely excited about the prospects that the Tygerberg area holds for our new business as the region truly offers something for everyone.”

According to Hilton, there is a robust rental pool and affordable apartments and townhouses in close proximity to busy commercial zones.

There is also a good mix of sectional title and freehold properties with a median value of R2.5 million, ideal for mid-income earners, and top-end luxury properties in Plattekloof that sell from R10 million and upwards, offering sensational views of Cape Town and Table Mountain.

“Property owners continue to experience good investment growth, and the banks see value in these properties with bond approvals obtained for 95% of applications.”

Hilton attributes the region’s attraction to factors such as affordability and lifestyle. “As the area is slightly inland from the coast and 15km from the CBD, buyers can get better value for money with bigger properties and more space.”
